Newer housing on open ground, where the wind gets at everything and the interiors are mostly original. Interior painting and cabinet work is most of what we do out here.
Germantown is largely newer construction on what was farmland, which gives it two characteristics that matter to us: the houses are young, and the sites are open.
Open sites mean exposure. Without mature tree cover or close neighbours to break the wind, exteriors here take weather from every direction — driven rain into joints, and a lot more ultraviolet on every elevation than a sheltered street sees. South and west faces age noticeably faster.
Inside, most of these houses are still wearing their original finishes. Builder-grade coatings are specified to look right on handover day rather than to survive a decade of family life, and the first proper repaint is usually the point at which a house stops marking every time something brushes a wall.

Learn moreOn an open site, driven rain arrives horizontally. That is a very different load from rain falling on a sheltered street: it finds the underside of laps, the ends of boards, and any joint whose caulk has hardened and split, and it gets behind the coating rather than sitting on it.
Which is why on these houses we spend a disproportionate share of the exterior budget on joints and end grain rather than on open field surfaces. The flat faces are rarely where an exposed house fails first.
The other consequence is ultraviolet. With no canopy, colour holds less well on south and west elevations, and a deeply saturated shade will show that sooner than a lighter one. Worth factoring into the colour decision rather than discovering in year four.
Usually not, and the reason is specification rather than age. Builder-grade flat coatings are chosen to cover new drywall cheaply, not to be washed, so on an occupied family house they mark early and stay marked. A repaint in a proper washable finish is a genuine change in how the house behaves, not just a change of colour.
It changes how long a colour will look the way you chose it. Deep saturated shades hold less well under constant ultraviolet, and on an open site every elevation gets more of it. That is not a reason to avoid a colour you want — it is a reason to know what the south face will look like in a few years, and we will tell you honestly.
Germantown is close to the edge of our normal range, and we would rather say that plainly than overpromise. It works well when the job is worth consecutive days — a full interior, a kitchen, an exterior. A single small repair this far out is harder to schedule, and we will tell you if we are not the right call.
