Port Washington is old, built on a bluff, and pointed at Lake Michigan. The housing runs to 19th-century frame — Victorian and Italianate, painted wood, deep porches — and a good deal of it has an elevation taking weather off open water with nothing in the way.

Ultraviolet light breaks down a coating from the surface and water breaks it down from behind, and a lakeward elevation in this town gets a great deal of both. The same paint, applied the same day by the same crew, can be sound on the north face and failing on the west.
So we do not specify a house as one thing. Exposed elevations get more preparation, more attention to end grain and joints, and sometimes a different product from the sheltered sides. It costs a little more than treating everything identically and it is the reason the result ages evenly.
It also changes what honest maintenance looks like. A house here is not on a single repaint cycle — the exposed face will want attention before the rest, and catching that face early is far cheaper than waiting until the whole house is due.

Is any front door finish maintenance-free in this exposure?
No, and anyone promising one is selling you something. A door in direct sun and weather off the lake is the hardest-working painted surface on the house. What is achievable is a finish that ages slowly and predictably, and a realistic idea of when it will want attention. We would rather tell you that up front than have you discover it.
Would a clear-coated stained door survive here?
Less well than a painted one, generally. Clear finishes have no pigment to block ultraviolet light, so on a sun-exposed elevation they fail earlier and they fail by degrading the wood surface underneath rather than just the film. A stained door on a sheltered elevation is a different and much better proposition.
Only one side of our house looks bad. Do we have to do all of it?
Not necessarily, and we will say so. If the sheltered elevations are genuinely sound there is a real case for doing the exposed face now and the rest on its own cycle. The trade-off is that a newly finished face beside three older ones can show a colour difference, and we will be straight with you about how visible that is likely to be.
